Manuel Antonio Beach at sunrise Thousands of Americans visit Costa Rica each year looking to buy Costa Rica Real Estate. The majority are looking to purchase property in Costa Rica as either a second home, an investment, or for retirement. The prices they have seen on the internet or in magazines (even a t.v. show) seem very inexpensive. Ocean views and rain forest scenes are prominently displayed. Everybody has great things to say about Costa Rica. Your co-worker, won’t stop talking, about their wonderful trip to Costa Rica.

It’s a wonder more Americans aren’t checking out Costa Rica Real Estate.

Every week guests seek my advice on Costa Rica real estate. I have created this website to give, both guests and non-guests an informative and non-biased report on Costa Rica real estate.

You Can Lose Everything
I have seen too many cases of, American owned real estate agencies in Costa Rica, ripping off their fellow Americans and Costa Ricans. Their are numerous games the real estate agents play. I’ll list as many as I can in my posts, so that you can hopefully recognize, if a fast one is being pulled on you.

Should Have Bought a Hammock
The beach front property you just bought, is probably illegal, and you’re eventually going to lose it.
Don’t blame the real estate agency, the guy had a title, “You saw it didn’t you?” Did they promise to bribe the municipality to get you a concession? (the only way in which you can have property within the maritime zone)

Bye Bye Monkeys
I have witnessed too many cases of environmentally destructive real estate practices in Costa Rica. I tell my guests to enjoy the monkeys in the trees behind the hotel. “Because, the monkeys may not be here, the next time you come back”.

The monkeys, jaguars, sloths, frogs, hummingbirds, trees, are falling victim to American owned real estate companies and investors. But their websites have beautiful pictures of unspoiled beaches and Monkeys playing in the trees. Oh, the real estate agency didn’t tell you that the land you just bought is protected, and you can own it, just can’t build on it.

Sue Them
That’s the American Way! The real estate agencies don’t care. Most of them have a stack of lawsuits filed against them. It’s just a part of the business. Eventually you will get frustrated and quit - in the meantime talk to their lawyers.

Real Estate in Costa Rica can be Negative
Huge gated developments are springing up all over Costa Rica. Americans, are more and more being seen as foreigners instead of members of the community. Costa Rica’s society is changing under the strong influence, of foreign real estate and business investments in Costa Rica.

Is it too late for Costa Rica real estate?
It is true that most of the easy pickings in Costa Rica real estate are gone. The real estate speculators bought the best real estate in Costa Rica a couple of years ago. But A smart and savvy person can still find tremendous value in Costa Rica real estate. The better informed and knowledgable, you are on Costa Rica real estate, the better decisions you will make.

Real Estate Bargains in Paradise
Exceptional bargains and great values in Costa Rica real estate are still around - it’s not all negative. You see the picture of the cruise ship at the top of the website? I took that from my neighbor’s house, another house in our little neighborhood with the same ocean view, just sold last week for $100,000. I live in a little paradise in Costa Rica. No, my house is not for sale. I’m very happy keeping my garden of eden intact.
